Short Sale Checklist of Documents

If you are considering a short sale or have just commenced the short sale process you will be asked to provide various documents to your mortgage lender as part of the short sale approval process. In order to make things easier for our clients we have prepared a short sale checklist of documents that you may print and use for your convenience. This short sale checklist of documents is largely applicable for all banks and mortgage lenders however they may also request additional items. Please keep in mind that banks and mortgage lenders change their procedures and that every file is different and no two situations are alike.

  1. Hardship Letter (Sample Letters)
  2. Tax Returns (last 2 years)
  3. Bank Statements (last 2 months)
  4. Pay Stubs (last 2 pay periods) or other proof of income (Social  Security, Pension, etc.)
  5. Personal Financial Statement listing Assets, Liabilities and Monthly Expenses
  6. Listing Agreement
  7. Purchase and Sales Agreement
  8. Prequalification Letter for Buyer
  9. Comparative Market Analysis (CMA) on the subject property
  10. Authorization Letter from Seller/Borrower
  11. HUD-1 Draft Settlement Statement
  12. Last 4 digits of Social Security Number
  13. Lender and mortgage statement account number
  14. Contact information for buyer, seller and Realtors

Some banks and mortgage lenders may have additional addendums, requirements or forms that may require additional signatures. The short sale negotiator assigned to your file will inform your Attorney or Short Sale Agent should any additional short sale checklist of documents be required.
